Our solution involved the upgrade of all electrical and mechanical systems with more energy-efficient systems. We also developed spares keeping procedure for the client to assist them with improving their critical spares database. The system automation included auto-switching of HVAC and electrical systems to save power as well as the ability to monitor power usage.

The client challenges included the following:

  • High energy consumption
  • Building not meeting working standards
  • High maintenance cost

The asset lifecycle management plan was developed for all mechanical and electrical assets. This plan assisted in understanding where the assets are in terms of their useful life and plan for upgrade projects before the systems become obsolete. The preventative maintenance strategy was also developed in conjunction with the asset lifecycle management plan to ensure that existing and new assets are proactively maintained to prevent major breakdowns.  The client had the following challenges:

  • High failure rate of mechanical and electrical assets including motors, pumps and others
  • Service delivery interruption
  • Obsolete electrical and mechanical systems
